A Place to Live
The site could accommodate up to 600 new homes, including homes to help young people access the housing ladder. There would be a full mix of houses, types and sizes for all, from those for growing families to those for downsizers. The proposals include affordable homes and there are opportunities for custom and self-build. This will provide a balanced community in a well-designed and landscaped setting.
They would be high quality, sustainable homes, with flexible layouts, future proofed through design.
There would be investment into local infrastructure, funded via the Council’s Community Infrastructure Levy, including toward education and healthcare provision, as required to accommodate the development. The educational and healthcare authorities will decide whether to use funds to expand existing provision or use contributions towards the delivery of new.
There is also an opportunity to invest in infrastructure within the village, from footpaths and cycleways to the Community Hub project for example.
Space to Enjoy
Significant areas of publicly accessible green and open spaces will be provided for all to enjoy, alongside providing a net gain for local biodiversity.
This would include a children’s play area, a play trail, green spaces and new walking routes.
New trees, woodland, and hedges would be planted and there is an opportunity to provide a wider circular walking route.
There would be a net gain in biodiversity and new hedgerows and sustainable drainage features would provide fantastic and attractive habitat opportunities.
Within areas of public open spaces new tree planting will include a range of native tree species to create arboriculture interest and contribute to residential amenity.
New tree planting is to follow the right tree right place principle to ensure new trees survive and thrive.
Botanically diverse open spaces including grasslands and woodland will encourage biodiversity and provide a considerable improvement over the current site which consists largely of crop and pasture grazing land with limited ecological value.
The site has a landscape character that supports strong placemaking, with the ability to create a new green and blue infrastructure network.
